Houseboat remodel puts entertaining on a new level

This houseboat on the east side of Lake Union underwent an extensive remodel, giving the owner a new level for entertaining and adding better views and light.

The house: A remodel of a late 1970s houseboat in Lake Union's Mallard Cove community that reconfigured a loft-style, open floor plan into a Craftsman-influenced contemporary with distinct rooms. Most important, it switched the main entertaining spaces from the first floor to the second, buying the owner views and light.

The architects: Bob Tiscareno and Robert Pare of Tiscareno Associates. Two of their biggest feats were providing the owner with the privacy and house-like amenities — like a workshop — that are challenges on a houseboat.

The owner: A single businessman and avid sailor who wanted his houseboat home to have more flexible spaces, better views and better connection to the water.

The contractor: Lihudis Properties.

Judges' comments: "It is a nice remodel of a seriously 'seventies' design."

The size: 1,835 square feet, two bedrooms, two baths.

Project cost: $362,646. (Includes all labor, materials, building permit fees, sales tax and architect, contractor and/or consultant fees. Excludes land cost.)

Tour hours: Noon to 4 p.m. today (Sunday) only.

Address: Houseboat No. 16 at 2600 Fairview Ave. E., Seattle. Visitors will not be allowed to park in front of this houseboat. Follow instructions below to locate parking.

Driving directions: From I-5 northbound, take the Lakeview Avenue exit, turn left on Lakeview and proceed north, then west under the freeway (road becomes Boylston Avenue East). Go about half a mile to East Roanoke Street. Turn left on Roanoke and proceed west, past Eastlake Avenue East, for four blocks. On the right will be a sign, "Mallard Cove Floating Home Village." Go past it to the parking lot of the now-closed Cafe Ambrosia, 2501 Fairview Ave. E. Park there and follow signs to Mallard Cove.

From I-5 southbound take the Roanoke Street Exit. Turn right on East Roanoke Street and proceed west four blocks. From there, follow directions above.
