New town houses complement the historical look of Capitol Hill Upper floorMain floor

The house: Located near Volunteer Park in Seattle's Capitol Hill neighborhood, this open house is one of four town houses built on the corner site of an old duplex. The project's goal was the creation of four ground-related town homes, each with its own entrance, where owners possess the land under their own unit. Since each unit's footprint is relatively small, the town houses gain size through their three-story height. Steep gables and arches help the project blend into the neighborhood.

The architect: Lukas F. Delen, owner of Archstone Co. "We tried hard to make it fit into the neighborhood, so the town houses look historical," he says. Finishes aid in that. Among them are white oak floors, painted millwork, ceramic tile and marble. At the same time, modern amenities were important, Delen says, and that's why each unit has low-voltage wiring network capabilities.

Judges' comments: "This is a fine example of multi-family housing fitting nicely into an older single-family neighborhood. The exterior massing and finishes show the architect's skill in recognizing and relating to the site and local context."

The size: The open-house unit is 1,350 square feet, three bedrooms, 2-1/2 baths.

Project cost: $1.2 million total for all units. (Includes all labor, materials, building permit fees, sales tax and architect, contractor and/or consultant fees. Excludes land cost.) Open-house unit is for sale for $449,000.
