Buying a typical home in West Bellevue/Medina last year required an income of about $258,000, about $63,000 more than what was required in 2003. In fact, because appreciation is far outpacing income growth, 85 out of 86 neighborhoods in the county required significantly more income to buy a typical home than the year before. (The one exception was the Newport Shores and Kennydale area.) The map below shows how much income was needed to buy the median-priced house in each of the county assessor's work areas. This analysis assumes a 20 percent down payment, a 30-year fixed-rate mortgage at 5.87 percent (the national average for 2005), and a mortgage payment (principal and interest only) limited to 25 percent of a person's monthly income.
